What we do

Serrafix specializes in helping diverse clients position themselves for the energy and development scenarios of the 21st century. We work with cities, businesses, non-profit organizations, and all levels of government. Our specialty is working with complex systems, such as cities, to craft strategies, target savings, define roles and forge the plans and partnerships that result in meaningful energy savings, better planning, and mobility.

City-Wide Efficiency Planning
For cities as diverse as New York, NY, Charleston, South Carolina, and Milwaukee, WI, we developed plans for energy efficiency initiatives, including recommending institutional frameworks, financing, and implementation strategies. We are currently working on EE2020 - a multi-year effort to help Massachusetts cities create energy efficiency programs for municipal buildings, businesses and residents.

Energy Assessment and Efficiency Planning
We have analyzed on-site solar energy and combined heat and power opportunities for public and private entities, and guided planning and negotiations with third-parties for large solar projects. We have served clients as diverse as a community development corporation, on a project to redevelop an urban mill complex to a Fortune-500 company working on redeveloping a 160 acre light manufacturing site into a $billion mixed use, transit oriented neighborhood. We have also worked with an organization of major national non-profit affordable housing owners to help develop large-scale efficiency implementation strategies and help affordable housing providers mainstream energy management in their organizations.

Sustainability Planning
We have advised major retail mall and property owners regarding ways to improve their bottom line and carbon footprint. Our recommendations ranged from transportation system improvements to energy efficiency retrofits and renewable technology installations. We have also developed a sustainability plan for a national agricultural produce company, addressing water use, transportation, and energy efficiency improvements

Smart Growth and Transportation Planning
We have worked with governors’ offices and departments of transportation in more than a dozen states to plan innovative interagency strategies for partnering with local government to advance smart growth and improve mobility. We have helped advise national grant-making foundations on transportation and smart growth strategies and we currently lead a peer review process in which teams of senior transportation experts work with CEOs in 18 state departments of transportation to strengthen fiscal, economic, and management skills while building environmental sustainability practices.

We have also successfully mediated a dispute between community groups and a major national real estate development company resulting in a project now under construction that suits the community, the developer, and the environment.

Development of Financing Tools
We drafted and spearheaded Property-Assessed Clean Energy (PACE) legislation now cited as a national model.
